How quickly can you close on the purchase of my property?

Typically, we can close within 14 to 30 days, assuming that all required paperwork is provided in a timely manner. We always use a title company or attorney to coordinate the transaction, and sometimes, additional information may be required to finalize the deal. Some title companies may also take longer to close the transaction. If you need the funds more quickly, please contact us to discuss your options.

Can you pay for my property in cash, or will I receive payment through an attorney or title company?

We use the term "cash" to refer to payment for your property, but in almost all cases, the transaction will be handled through a title, attorney, or escrow company. These professionals will coordinate with you to arrange payment via wire transfer, check, or cashier's check.

Are you willing to negotiate on your initial offer price?

We strive to make sound investments, so we approach every offer carefully. If you can provide additional information that can help us reassess our offer, we would be happy to reconsider. However, please note that in many of the markets we operate in, there is an oversupply of land for investment. If you are seeking top retail value for your property, you may need to contact a local real estate agent with extensive marketing experience and be prepared to list the property for a considerable amount of time to wait for the right buyer.

What is the process for accepting your offer for my property?

Simply sign and send the purchase agreement back to us via mail or email. To expedite the process, you can take a photo of the signed agreement and email it to our email address listed on your letter and we'll start the process right away!

Can I sell my property as-is?

Yes, you can sell your property as-is. We ask that you provide us with any information you have on the property, such as access, utilities, and any relevant characteristics or history.

You are a licensed real estate agent in Utah. Does that mean that you are my agent?

No, we will not act as your agent or advisor in the transaction. While we have extensive experience in all types of real estate transactions, acting as your agent would create a conflict of interest. We typically handle all of our purchases without a real estate agent, and our offer does not include any commission to an agent.

I own other properties as well. Will you consider purchasing them?
